Below are the inventory levels for housing in Waterloo.  Overall, inventory levels in Waterloo are slightly low, averaging 4.64 months. This means that if no more homes came on the market it would take 4.64 months to get rid of the entire current housing inventory on the market based on the number of sales from the past year (January 1, 2009-December 31, 2009).   A market that does not favor buyers or sellers normally has a inventory level of 6-7 months.

Waterloo/Cedar Falls Board of Realtors Statistics for December, 4th Quarter and 2009

Here are the latest statistics from the Waterloo/Cedar Falls Board of Realtors for December 2009, the 4th Quarter of 2009 and entire 2009 real estate statistics.  We finished 2009 of strong with sales, median and average sales prices all being up in December and in the 4th quarter compared to the same time periods in 2008.  Overall, 2009 was another good year for the Waterloo/Cedar Falls real estate market.  While overall sales were down slightly compared to 2008 both average and median sales prices were up compared to 2008.  Overall days on market are at a very reasonable 74 days (approx 2.5 months).

The numbers are in...new Waterloo/Cedar Falls real estate sales statisitics

Take a look the the residential real estate statistics for the Waterloo/Cedar Falls Board of Realtors.  The stats look good overall.  Overall sales were down slightly in both September and the 3rd quarter, but average price and median sales price were up while looking at both time periods.  Days on market were slightly higher, but only by about a week to a week and a half longer than a year ago.  It looks like the market is holding up well as we move in to the last few months of 2009.  If you have any questions on the statistics below or would like any additional information please contact me or call me at 319.504.3640
