1st Quarter and Monthly Real Estate Statistics from the Waterloo/Cedar Falls Board of Realtors

Here are the latest Waterloo and Cedar Falls real estate statistics from the Waterloo/Cedar Falls Board of Realtors. Included are stats from the 1st Quarter as well as fo each individual month in the quarter. Sales overall were up for the quarter compared to the same time in 2009. Average price was down slightly, but median price was up. Days on market also improved in 2010. Overall, the market has stayed strong and recent activity that I have had and others I have talked to seems to point to a good start to the 2nd quarter. First time and repeat home buyer tax credits are ending soon, so if you are looking to take advantage of that please contact me and I would be happy to meet with you.

Waterloo Housing Inventory Levels

Below are the inventory levels for housing in Waterloo.  Overall, inventory levels in Waterloo are slightly low, averaging 4.64 months. This means that if no more homes came on the market it would take 4.64 months to get rid of the entire current housing inventory on the market based on the number of sales from the past year (January 1, 2009-December 31, 2009).   A market that does not favor buyers or sellers normally has a inventory level of 6-7 months. 

Inventory levels are one key feature to look at when listing and pricing your home.  It can help you determine how many homes your house will be competing with when it is on the market.  While it is good to look at the overall supply of houses it is also good to narrow your price…

Waterloo/Cedar Falls Board of Realtors Statistics for December, 4th Quarter and 2009

Here are the latest statistics from the Waterloo/Cedar Falls Board of Realtors for December 2009, the 4th Quarter of 2009 and entire 2009 real estate statistics.  We finished 2009 of strong with sales, median and average sales prices all being up in December and in the 4th quarter compared to the same time periods in 2008.  Overall, 2009 was another good year for the Waterloo/Cedar Falls real estate market.  While overall sales were down slightly compared to 2008 both average and median sales prices were up compared to 2008.  Overall days on market are at a very reasonable 74 days (approx 2.5 months).

The numbers are in...new Waterloo/Cedar Falls real estate sales statisitics

Take a look the the residential real estate statistics for the Waterloo/Cedar Falls Board of Realtors.  The stats look good overall.  Overall sales were down slightly in both September and the 3rd quarter, but average price and median sales price were up while looking at both time periods.  Days on market were slightly higher, but only by about a week to a week and a half longer than a year ago.  It looks like the market is holding up well as we move in to the last few months of 2009.  If you have any questions on the statistics below or would like any additional information please contact me or call me at 319.504.3640

The Waterloo/Cedar Falls Board of Realtors released residential sales statistics for August 2009. The following statistics were compiled by Bob Reisinger, EO, of the Waterloo/Cedar Falls Board of Realtors.

183 Residential sales in 2009 compared to 238 in 2008 - Down 23% in number of sales

Average Sale Price of $130,563 in 2009 compared to $132,852 in 2008  - just off 1%

Median Sale Price of $122,500 in 2009 compared to $118,000 in 2008

347 new Residential Listings in 2009 compared to 397 average last 4 years

Days on Market (DOM) was 64…
