2nd Quarter Cedar Valley Real Estate Statistics

Following a good start to the year the real estate market in Cedar Falls, Waterloo and surrounding Cedar Valley communities stayed strong.  Sales were almost identical to the same period a year prior with prices and days on market better versus 2nd quarter 2012.  See below for the break down from the Waterloo/Cedar Falls Board of Realtors (WCFBOR).

2nd Quarter Residential Sales Statistics

2nd Quarter Sales Comparison  
668 Sales in 2013 compared to 675 in 2012 -  1% decrease
Average Sales price was $141,898 in 2013 compared to $134,609 in 2012 – 5% increase
Median sale price was $122,075 in 2013 compared to $122,500 in 2012 – remained unchanged
Days on Market were 42 compared to 70  

June 2013 Residential Sales Comparison

234 Sales in June 2013 compared to 240 in 2012 – 3% decrease
Average Sale Price was $147,562 in 2013 compared to $138,033 in 2012 – increase of 7%
Median Sale Price was $126,500 in 2013 compared to $127,250 in 2012 – decrease of 1%
DOM were 39

May 2013 Residential Sales Comparison
 

244 sales in 2013 compared to 241 in 2012 – increase of 1%
Average Sale Price was $135,657 in 2013 compared to $134,991 in 2012 – remained unchanged
Median Sale Price was $117,500 in 2013 compared to $119,900 in 2012 – decrease of 2%
DOM were 38 


April 2013 Residential Sales Comparison
 

190 sales in 2013 compared to 194 in 2012 – decrease of 2%
Average Sale Price was $142,935 in 2013 compared to $129,901 in 2012 – increase of 10%
Median Sale Price was $125,375 in 2013 compared to $120,000 in 2012 – increase of 4%
DOM were 52
